Landlord Guide to Letting

You can do this by clicking here to let us know you are interested in inviting us over to assess your property and its potential rental value. We will judge the current rental value based on our local knowledge and data sources and will provide you with an approximate estimation. If we think there are some adjustments you can make to help increase the rental value of your property we will also share our professional advice honestly and freely! We would ensure you are aware of your responsibilities and duties towards landlord compliance. At this point we are getting to understand you as a landlord and understand your personal needs in order for us to tailor our services to best suit your individual needs. No two clients are the same, and the same goes with tenant we understand this and listen to every need tenaciously. 

2. Instruction and signing terms of business (TOB):

If you decide to instruct us as your agent we will need to establish which service you would like to go ahead with and carry out any relevant complaince checks. You will find the services we provide under landlord fees and services. At this point we would invite you to our office to sign an agreed terms of business and any relevant legal documents to officially instruct Inner Estate as your chosen letting agents. You and your property are in safe hands! 

3. Marketing:

 We'll begin the process to market your property if it's in suitable condition for tenants without needing any additional work.

4. Viewings and Tenants applications:

We will contact you to arrange access for viewings and if relevant, arrange access with current tenants. If a viewing has gone well we would expect the viewer to submit an offer expressing their intent to rent the property with general information about themselves such as their employment status, annual income, rental offer. We will send these applications to our landlord for their consideration and approval. You must pick one applicant that stands out to you the most and we would invite them to pay a holding deposit to reserve the property whilst we begin the reference process. 

5. Referencing successful applicants:

Once you have approved an application we would begin the referencing process with our chosen tenant referencing provider and inform you of the results when references are complete. 

6. Signing of tenancy agreement and legal documents:

By this point we would have arranged for the tenancy agreement to be reviewed and signed by both parties (Tenant and Landlord) along with all legal documents and relevant certificates for compliance. 

7. Move in day and fees:

Congratulations, your property is now let. We hope you and your tenant will be very happy and we will be here for any matters that you may need assistance with in the future.
