Tenants procedure to rent

Renting can be an overwhelming experience especially for first-time renters and we aim to make it as smooth and stress free as possible.

In order for you to secure your new home there are a few steps to go through first…

Prepare your finances and Rental documents

In order to speed up the process of securing your desired property we ask that you prepare the documents needed in order to rent. These are;

  • Ensuring you have made the arrangements to pay and an initial payment of 1 weeks rent as a holding deposit and then if you pass reference checks,five weeks depositandone month rent upfront when you sign your tenancy agreement.
  • Proof of employment… we will ask for your employers’ details, your employment contract including your start date, your salary and copies of recent bank statements. If you are self-employed we will ask for proof of your income and your accountants details. We also require right-to-rent documents such as a copy of your passport or any relevant visas.
Arranging viewings for properties

  • Once you have prepared your finances and rental documents, we can begin finding properties that match your bespoke requirements and start scheduling viewings within our office hours at a time that is mutually convenient. We strongly advise that you have any questions in mind about the property prepared beforehand so you get the most out of the viewing and don’t forget anything. 
Placing an offer and reference checks

  • Once you have found a property you would like to secure, we will require a holding deposit of 1 weeks rent to hold the property for you while reference checks are carried out. If everything goes smoothly and you pass your reference checks, the holding deposit may be carried forward in future and contribute towards your rent. 
Contracts and Deposits

  • This is the final stage before moving in where you will have to confirm that you have received all pre tenancy documents and that you are happy to sign your tenancy agreement to begin this tenancy. The contract used for residential lettings is an Assured Shorthold Tenancy Agreement.A deposit of 5 weeks rent will also have to be paid in full and will be secured in our chosen tenancy deposit scheme called My Deposits protection scheme. This is to ensure your landlord cannot spend your deposit and the deposit will be returned to you at the end of your tenancy provided the property is vacated in the same standard as that of when the tenancy began (with the exception of some minor wear and tear) and that you do not breach your tenancy agreement in any way.
